Description
The Lugarde Jake summerhouse PR25 offers a tranquil environment in which to relax, while also offering a spacious covered seating area for wining and dining, barbecuing and enjoying the summer weather.
As with all Lugarde designs, practical features vie for attention with decorative aspects that make the summerhouse an attractive garden enhancement as well as a very functional building.
An open frontage with an overhanging roof is supported by elegant columns, this emphasizes the living and entertaining area which is easily large enough to accommodate sofas, chairs, and tables.
Perfect for enjoying the summer surrounded by family and friends, the Prima Jake has a flat roof that is covered by EPDM, a synthetic rubber membrane that's highly durable.
Equally hardwearing is the northern European pine that can be pre-treated in a choice of colours to fully weatherproof the timber, and of course, this can be further painted in whatever colour you desire.
As with other Lugarde structures, assembly is assisted by Lugarde's unique Prima 3=1 system. Wall sections slide into uprights that are fitted with aluminium strips, so no nails or screws are necessary and the building is entirely stable, underpinned by pressure-treated foundation beams.

Floor Customisations
with Internal Floor
Internal floors are made from 19mm thick pine wooden boards which connect together with tongue and groove edges. The floor also includes pressure treated floor beams/bearers to raise the floor off the ground protecting against rising damp.
with External Veranda-Style Wood Floor
A hardy, veranda-style wooden floor for the canopy/open area of the structure. The veranda-style floor is grooved Siberian larch wood, which is comparable to hardwood, boasting weather resistance without the need for any further treatment.
Insulation Customisations
with Floor Insulation
The floor insulation for internal floors consists of 40mm thick thermal boards. They are placed in between the pressure treated floor beams and the floor.
Note: Only compatible if you have chosen to include an internal floor (above).
with Roof Insulation
Roof Insulation is normally placed between the roof boards and outer roof covering. The roof insulation material is 40mm thick and comes complete with required fixings to attach it into place.
Treatment & Paint Customisations
Buildings are delivered untreated (exc. foundation beams which are pressure treated), or choose a pre-treatment or pre-treatment with painted exterior upgrade.
Pre-Treatment - Completed on the interior and exterior sections, including main walls, door/window frames and floor (if applies). Spray pre-treatment includes a primer and an after-spray pre-treatment to protect the wood against rot and fungi. The exterior should be re-treated yearly for optimal weather protection.
Pre-Treatment & Painted - Exterior walls, window frames and door frames are both spray pre-treated and painted giving optimal protection against rot and fungi and a professional colour finish, protecting the exterior for up to 5 years before requiring retreatment. Whilst the inside walls, floor (if applicable), roof and window/door frames are spray pre-treated in a clear spray treatment, ready to be internally decorated in your chosen interior design scheme at home.

Delivery Period
Delivery will typically be made within 30 - 40 working days (6 - 8 weeks) but may be extended during busy times of the year. The carrier will be in contact to book a convenient delivery date nearer the delivery timeframe.
Vehicles We Use
Cabins are delivered directly to you from the Lugarde factory in Holland in a self-assembly kit form and will be offloaded using a piggy-back forklift truck to the nearest curbside only. The lorry is a large articulated type and so access must be suitable should you have any concerns with restricted access to your property we ask you to contact us prior to placing an order.
Unloading Of Your Delivery
Due to the nature of this product, delivery will be made to the front of the property to the nearest location. Our drivers will not carry these items inside your home or back garden. When the item is delivered on a pallet, the pallet and packaging are non-returnable and the goods can only be manoeuvred on a flat and level surface (i.e. not a gravel driveway) by a pallet truck. On some occasions, the driver will split the package to assist with the manoeuvring the item. Once you are happy, we will ask you to check the condition of the goods and sign for the delivery. Assistance with unloading may be required.
Bespoke Crafted To Order Notice
A Lugarde building order cannot be cancelled once it has been dispatched. These items are deemed as a bespoke product as each one is crafted to order on a one-off basis specifically for you. Wood is a unique and natural product and the finish on the boards will vary. Variation will be seen as coarse or fine grain and shades of colour. Such properties are normal in wood and cannot be seen as a defect.

We Replied:Dear Ian Thank you for your question. If you are referring to the pedestal-style post covers which are placed at the bottom of each of the three posts, unfortunately, these aren't supplied as standard. However, we have added an option onto the product page to include these with your summerhouse for a small charge.
